Scope of Work
A dilapidated, unused building on the edge of the Avonside Dairy site, brick walls, a flat roof and nothing in it. It is now a working distillery, fitted out for Ten Hides with an exposed industrial finish, for landlord Create Real Estate.

Challenges & Constraints
A dilapidated shell
The building was unused and dilapidated, brick walls, a flat roof and nothing in it, and had to be brought up to modern standards for commercial occupation.
Two clients, one specification
MLG was contracted to the landlord, but the specification had to satisfy the end user, whose requirements were what actually mattered.
Tenant waiting to trade
Speed to occupation was the tenant’s priority, so the work had to produce operational distillery premises rather than a shell to be adapted afterwards.
Project Execution & Techniques
Stripped out entirely
The standalone building, brickwork walls with a flat roof, distinct from the main dairy buildings, was stripped out completely and brought up to modern commercial standards.
Landlord and tenant together
MLG worked with Create Real Estate as landlord and directly with the incoming distillery tenant, so the specification was settled with both.
Specified for operation
The specification was built around what the tenant needed in order to start operating, rather than a generic shell handed back for the tenant to adapt.
Exposed industrial finish
The fit-out was finished with galvanised detailing throughout and an exposed industrial aesthetic that suits both the building and a distillery use.
Outcome & Long-Term Benefits
A working distillery
An unused building on the edge of the Avonside Dairy site operates as a distillery, fitted out for its tenant.
Back in commercial use
A dilapidated standalone structure was returned to commercial use at modern standards.
Ready to operate
Because the specification was worked through with the end user, the premises were handed over fitted for the operation rather than needing a second round of tenant works.
A repeat client
This was the third Avonside project MLG delivered for Create Real Estate across the site.
Conclusion
A landlord gets a building back into use; a tenant gets premises they can trade from. Those are not always the same specification. On Unit 14 MLG worked to both, engaged with Create Real Estate as the client and with the incoming distillery directly, so what was built was what the operation actually needed.
The building itself was a dilapidated shell with nothing in it. It was stripped out, brought up to modern commercial standards and finished as an exposed industrial space with galvanised detailing. It was MLG’s third project for the same client on the Avonside site.
