Scope of Work

Balcony refurbishment at Vision 17, a block of flats, addressing a failing single-ply roof and delivering the durable, attractive finish the client asked for. MLG recommended and installed the Westwood balcony system, then carried out internal repairs to the water damage the failed balconies had caused in the flats below.

Challenges & Constraints

A failing single-ply roof

The existing single-ply had already let water through into the flats underneath, so the balconies were not just worn but actively causing damage.

The water that had come through needed putting right inside the occupied flats, not only stopping at the balcony above.

The client wanted a finish that looked good, not just one that worked. Balconies are seen every day by the people who live behind them.

Project Execution & Techniques

Stripped back and repaired

The existing structure was fully stripped out and timber repairs completed before any new waterproofing went on.

Westwood recommended

MLG recommended the Westwood balcony system rather than simply pricing what was asked for, and specified it to a build-up carrying a 20-year warranty.

Tile effect on site

The tile pattern was marked out and a second sealer coat applied in a contrasting colour, producing the look of laid tiles from a seamless waterproof system.

Encapsulated scaffold

A fully encapsulated scaffold gave safe, unhindered access and let the work continue whatever the weather.

Twenty-year warranty

The installed specification carries a 20-year warranty on the balcony system.

The look they wanted

The balconies read as tiled while the waterproofing underneath stays seamless, appearance and performance from one system.

Flats put right too

The internal water damage in the flats below was repaired within the same package rather than handed back to the client to chase separately.

Conclusion

At Vision 17 the balcony waterproofing had already failed and water was getting into the flats below. Trident Building Consultancy needed the leaks stopped, the damage inside repaired, and a finish residents would be happy to look at.

MLG stripped the structure back, completed the timber repairs, and recommended the Westwood balcony system specified to carry a 20-year warranty. The tile-effect finish was made on site by marking out the tiles and applying a second sealer coat in a contrasting colour, so the balconies look tiled while the waterproofing stays continuous. The internal repairs were completed in the same package rather than left for someone else.
