Scope of Work
A Polyroof scheme to the roofs at Somerdale Pavilion for St Monica Trust, followed by installation of Polyroof ProGrip anthracite anti-slip walkways to both the upper and lower roofs to a plan pre-agreed with the client.

Challenges & Constraints
Two roof levels
The scheme covered both the upper and the lower roofs of the pavilion, so all of the work was at height across two levels.
An occupied site
Somerdale Pavilion is a retirement living site in use, and the roofing works went on above it.
Access after handover
Safe permanent maintenance access was needed once the roofers had gone, not just safe working while they were there.
Project Execution & Techniques
Overlaid, not stripped
A Polyroof resin scheme was roller-applied over the existing single-ply membrane, with Polyroof primer to all single-ply areas.
Man-safe and Haki access
The man-safe system was used on both roofs with harness and lanyard worn and clipped on at all times, and a Haki staircase gave proper access to the upper-level roof rather than ladder work.
Walkways planned in advance
Polyroof ProGrip anthracite anti-slip walkways were installed to the upper and lower roofs to a layout agreed with the client beforehand rather than set out on site.
Inspected by the manufacturer
The scheme was subject to a minimum of one interim Polyroof inspection plus a final sign-off inspection on completion, with the anti-slip finish laid in Polyfinish and coarse quartz sand to addition sheet PR001-AS v4.0.
Outcome & Long-Term Benefits
Existing membrane retained
The single-ply membrane was overlaid rather than stripped out and replaced.
Maintenance routes designed
Because the walkway layout was agreed in advance, future maintenance access across both roofs is designed rather than improvised.
Two packages, one contractor
£238,530 ex VAT of roofing and £4,756 ex VAT of walkways were delivered by the same contractor, £243,286 ex VAT combined.
A repeat client
Somerdale Pavilion is the third St Monica Trust site MLG has worked on, within a relationship spanning four sites.
Conclusion
A roof on a retirement living site has to be safe to work on and safe to get back onto. At Somerdale Pavilion MLG applied a Polyroof resin scheme over the existing single-ply membrane across the upper and lower roofs, using the man-safe system throughout and a Haki staircase for access to the upper level.
The second half of the package was Polyroof ProGrip anthracite anti-slip walkways to both roofs, laid to a plan agreed with St Monica Trust in advance. That is the difference between maintenance access being designed and being improvised by whoever goes up there next.
