Scope of Work

Emergency structural repair following a vehicle collision in the rear delivery yard of a Sainsbury’s Local convenience store. The collision caused significant structural damage to the masonry enclosing the loading bay: piers were compromised, outer blockwork destabilised, and the load path over the affected openings could no longer be relied upon. MLG was appointed Principal Contractor to demolish and rebuild the damaged masonry, reinstate the structure to current standards and restore the yard to full operational use.

Challenges & Constraints

A compromised load path

A vehicle collision in the rear delivery yard damaged the masonry enclosing the loading bay: piers were compromised, outer blockwork destabilised, and the load path over the affected openings could no longer be relied upon.

Trading through demolition

The building remained occupied and trading, with the shopfront and customer entrance only metres from structural demolition. The contract also required the store’s daily chilled, ambient and third-party deliveries to keep running.

No recovery time

Working hours were 08:00 to 18:00 Monday to Friday with no weekend working, inside a four-week contract programme, so there was nowhere to make up lost days.

Project Execution & Techniques

Demolished and rebuilt

The damaged masonry enclosing the loading bay was demolished and rebuilt, with the compromised piers and destabilised outer blockwork reinstated to current standards.

Load path reinstated

The load path over the affected openings was restored to current standards rather than simply made good.

Hoarding agreed first

Full hoarding and security were agreed with the Contract Administrator before a tool was lifted.

Noise limits agreed

Noise was capped at 85 dB(A) measured inside the store and controlled to BS 5228-1, with consent required before percussion tools could be used.

Outcome & Long-Term Benefits

Four weeks, emergency start

An emergency structural repair was delivered inside a four-week contract programme.

Trading uninterrupted

The store traded throughout, not one day closed, and not one delivery missed.

Built to current standards

Piers, outer blockwork and load path were reinstated to current standards, with MLG as Principal Contractor under CDM 2015 and the Building Regulations and Craddys as Principal Designer.

Twelve-month rectification

The works were contracted under the JCT Minor Works Building Contract 2024 Edition with a 12-month rectification period.

Conclusion

This was a small-value repair wrapped in a difficult operational envelope. A vehicle collision had taken out the piers and blockwork around the loading bay of a convenience store, leaving the load path over the openings unreliable, and the store did not close for a day or an hour while it was put right.

MLG was appointed Principal Contractor under JCT Minor Works 2024, demolished and rebuilt the damaged masonry, and reinstated the structure to current standards inside a four-week programme with no weekend working. Structural demolition took place metres from a public shopfront, with hoarding agreed in advance and noise capped at 85 dB(A) inside the store to BS 5228-1.
